CRE marketing, industrialized
DealGlyph is a commercial real-estate marketing studio powered by its own AI pipeline. Institutional-quality offering memoranda with bespoke location maps, researched comps, and placed tenant logos — first draft in 3 business days. No designer to hire. No data stack to subscribe to. No $1,500/month contract.
The problem
To get one listing to market, a broker ends up playing designer, cartographer, data subscriber, comps researcher, logo hunter, and analyst — building the rent-roll summary and return tables at midnight — or paying a rotating cast of template tools and freelancers that each do one slice. The template builders hand you pages literally labeled "Demographics," "Maps," and "Comparables" — blank. The big platforms merge your CRM fields into a layout and stop at exactly the parts that take judgment. Freelancers can make it pretty, but the data work stays yours, turnaround is measured in weeks, and every new hire means re-explaining your standards. The hard part of an OM was never the layout — it's everything that has to be true inside it.
Even the tools admit it. The best-known budget OM builder tells its customers plainly: "we are not a comp service."
What's included
01
Anyone can drop logo pins on a map — logo libraries and lookup tools are everywhere. DealGlyph starts earlier: we discover the trade area — who's actually there, which tenants matter to your buyer — then place curated logos on a bespoke, styled aerial designed for your document. Discovery, curation, and cartography, composed into the OM. Not exported from a template.
Lookup tools decorate maps. We research them.
02
Demographic rings, drive-times, growth stats — researched, sourced, and composed into designed pages. For comparables, we research on-market comps and compose them alongside any comps you already have — your CoStar or Crexi exports welcome; we make them look institutional. Closed-sale comp data is on the roadmap. Never a homework assignment, never another $299/month subscription.
03
Amenity, employer, regional, demographic, and nearby-development maps — styled per deal, per brand. Others hand-build these for $100–200 each; ours come with the OM.
How it works
STEP 1
Rent roll, T-12, photos, broker notes — any format, however messy. That's genuinely all we need.
STEP 2
Extraction, page planning, narrative drafting, map generation, comps research, logo placement — automated, then reviewed by a specialist before anything ships.
STEP 3
Structured review rounds, fast turnarounds, nothing final without your sign-off.
STEP 4
Print-ready PDF + shareable digital deck, on your brand.

FAQ
Do you handle the financials?
You provide the raw numbers — rent roll, T-12, your assumptions. We compute and compose the investor-ready presentation: NOI, cap rate, price/SF, rent-roll summaries, and simple pro-formas built from your assumptions. We don't underwrite, originate assumptions, or opine on value — the numbers are yours; making them presentation-grade is ours. For BOVs, we build the full package — comps analysis, income-approach tables, market data, the document — and the opinion of value stays yours, as it must.
What do you need from me?
The deal materials you already have. Comps, demographics, maps, and logos are our job — that's the point.
How fast?
First draft in 3 business days, standard OMs. Rush 48-hour available. Revision rounds typically 1–2 business days.
What formats do I get?
Print-ready PDF and a shareable digital deck; InDesign-native packages available for firms with existing template requirements. Members will also get an editable in-browser link — swap photos and adjust text yourself — arriving with the client portal.
Will it match my brand?
Yes — colors, fonts, logo, disclaimers applied to every page. Team plans lock a reusable template.
Is my deal confidential?
Yes. Materials are used only to produce your package; NDAs on request.
Who's behind this?
DealGlyph is run by Gregg Christofferson — a decade-plus CRE insider, not a design shop. Ten-plus years inside the industry, on the property-management and marketing side of the table, producing OMs and deal marketing the whole way — first alongside the day job, now full-time as DealGlyph. The public track record is just the on-platform slice: 117 completed projects, 5.0 across 31 reviews, Top Rated Plus on Upwork — direct-client work runs well beyond it.
First draft in 3 business days. If it's not the best OM your listing has had, you'll know by Thursday.
